Hello Guys!

Here's a few items;

a. Discuss formalizing a procedure for late payments ort non-payment of dues. I have QBO set for 5% per month set for 30 days late and beyond. We have 25% of homeowners who have not yet clicked the link from early March and paid Q1 balance, due by April 15.

b. Insurance policies. Details and limits from Michael.

c. HOA tax return by Derek

d. Finalizing landscape quote and projected cost

e. Discuss plan if homeowners refuse to raise dues. Technically, the current assessment of $225.00/quarter was never approved, in accordance with WA statutes or our own By-Laws. Because meetings were held in secrecy and homeowners had no invitation to the annual meetings, we do not have a current approved homeowner budget from 2025, and I cannot prepare one for 2026 commensurate with less than $325/quarter. If this happens, I will submit my resignation by Friday, April 10.

f. Kristi has finished typing out the entire AOI/ByLaws but it needs formatting. If the dues increase passes, she will do the neighborhood a large favor and type the remaining CCRs and format the both. If dues motion does not pass, she will pass on the unfinished product to the board for someone else to take up.

I think you can understand my motivation and willingness to bend over backwards and work hard for our neighborhood to create something sustainable and positive, but if the neighborhood decides otherwise, I cannot continue to put my energy into this. Let's hope the neighborhood has confidence in our leadership and the extensive work the four of us have put into this neighborhood over the last 9-10 weeks creating something from nothing at all.
